The former head office of Van Ommeren, situated along the Euromast Park and the Maas river, was made up of low-rise and a tower. Through clever design, we efficiently created extra space within the existing volumes of low-rise and the tower. As a result, the new Vopak head office could be accommodated in its entirety in the completely revamped low-rise, leaving the tower free for other use.
We utilised the constructional overcapacity of the office tower to create three extra floors. It was possible to demolish the top two floors and replace them with five new ones of a lighter construction, on condition that dwellings were included. The structural body of the tower was preserved and redeveloped into a high-grade office location with exclusive apartments.
There will be offices on the first to eleventh floors and apartments on the twelfth to the nineteenth. The offices and apartments share an entrance hall, which will be managed by a caretaker. The entrance hall will have double height and, with its high windows, will allow plenty of daylight to enter and provide panoramic views of the Park.
A new facade will be attached to the existing structure. Within a new steel framework, spacious balconies with glass parapets and windbreaks will be added. The new facade has windows and large sliding French windows within the framework of the balconies. The tower, like the low-rise, will be cladded with glazed ceramic tiles. The white accents connect the tower with the low-rise, so that they form a whole visually.
